Phase I
Our Liability protection system typically includes completion of a Vapor Intrusion Survey (ASTM 2600-10) as Due Diligence. Certified by the Environmental Assessment Association as Certified Environmental Manager and Certified Environmental Inspector #13227 our reviews are complete and uniquely presented as both hard copy and electronic files that are fully illustrated and include all source material. We use a number of controls to ensure that Phase I’s are completed in a uniform and professional manner. Phase I’s are completed using the ASTM E 1527-05 Standard Practice for Environmental Site Assessments. Reviews once complete are subjected to a series of proof-reviews for thoroughness and accuracy. This quality control process is completed by a team of Report Managers who have a significant amount of education and experience in areas that make them uniquely qualified to assess the potential for liability in real estate transactions.
Phase II
Should areas of concern be identified during a Phase I, we are available to further investigate the concern through a Phase II Environmental Site Assessment. A Phase II evaluation typically includes sampling of soil, groundwater, surface waters, or suspected hazardous materials on or off the subject property. Data from the sampling effort is compiled and evaluated to determine the extent of the contamination on the site and we make valuable recommendations on an action plan if mitigations are needed.

Work performance in the required compliance of environmental reviews using NEPA guidelines is second nature to our operations and we understand the special nature of publications, public processes and how to best demonstrate compliance with federal release of funds requirements.

Because of the broad specialized experience of our management and support staff in HUD program operations we frequently have been called upon to assist with compliance requirements of Davis Bacon Labor Standards, Fair Housing Equal Opportunity (FHEO) compliance documentations and plans, 108 Loan process and establishing guidelines and procedures for programs implementation.
